Material

A corrugated cement roof is a very different job to a house full of artex ceilings or a floor of bitumen bonded tiles. Each one takes different kit, different controls and a different amount of time.

Quantity

A single garage roof, one artex ceiling, or a full house. Volume drives both the labour on site and the disposal weight.

Access

Ground floor with a van beside it is straightforward. Tenement stairwells, loft tanks, working at height or restricted parking all add time.

Condition

Sound, intact material comes off cleanly. Already broken, weathered or storm damaged material needs extra controls and careful handling.

Making good

Timing

Can I remove asbestos myself in Scotland?

There is no outright ban on a householder removing certain lower risk asbestos materials from their own home, but it is strongly discouraged and in practice most people should not attempt it.

Breaking, drilling or dropping asbestos cement releases fibres, and you still have to transport and dispose of it legally at a licensed site, which most tips will not take from the public. Getting it wrong is a health risk and can leave you liable, so it is almost always cheaper and safer to have it done properly.

How long does asbestos removal take?

Most domestic jobs are completed in a single day. A standard asbestos garage or shed roof is usually a half day to a full day. Artex ceilings and floor tiles typically take one to two days depending on the number of rooms.

Larger jobs, such as a full barn roof or a commercial unit, are quoted with their own timescale so you know exactly how many days the site will be tied up before you commit.

What paperwork do I get afterwards?

Every job comes with a waste consignment note confirming your asbestos was tracked and disposed of at a licensed facility. That is the document that proves the material left your property legally and went where it should have.

If you are selling, letting, or handing a site back to a client, this is the documentation you will be asked for.

How much does asbestos removal cost?

It depends on the material, how much there is, and how easy it is to reach. Rather than quote a vague range that turns out to be wrong, we look at your specific job and give you one fixed price in writing before anything starts. That price is what you pay.

What can you remove, and what needs a specialist licensed contractor?

We carry out non licensed asbestos removal, which covers the great majority of what people actually have: asbestos cement roof sheets and cladding, gutters and downpipes, textured coatings such as artex, floor tiles and bitumen backed vinyl, cold water tanks, cement soffits and flue pipes.

A smaller group of higher risk materials, mainly asbestos insulating board, pipe and boiler lagging, sprayed coatings and loose fill insulation, has to be removed by an HSE licensed contractor under controlled conditions. We do not carry out that licensed work.

You do not need to work out which one you have before you call. Send us a photo and we will tell you honestly, and if it is licensed material we will point you in the right direction rather than waste your time.

Do I need a survey before you can remove anything?

Not always. If it is obvious what the material is, for example a corrugated cement garage roof, we can often quote straight from photographs. If we are not certain, a sample and lab test confirms it quickly and cheaply.

For refurbishment or demolition work on a commercial property you will usually need a refurbishment and demolition survey first, and we can carry that out for you as well.

Is asbestos dangerous if I just leave it alone?

Asbestos that is sealed, undamaged and in good condition is generally low risk if it is left undisturbed and kept an eye on. The risk appears when it is damaged, weathered, drilled, cut or broken.

That is exactly what happens during renovation, storm damage, or an old roof reaching the end of its life. If your material is cracked, crumbling, or sitting in the way of planned works, it should come out.
